If this sounds like the place where you would like to grow your career, we are currently seeking a Development Manager to join our team. The successful candidates will be responsible for leading the execution of multi-family residential and mixed-use development projects in British Columbia and across Canada. This individual will be responsible for successfully bringing the projects through municipal approvals, while maintaining schedules, budgets, and project profitability. We are looking for someone who is knowledgeable of the development processes, capable of managing large complex projects and passionate about development and housing.
The successful candidate for this position will report to the Director of Development and Real Estate and must be a results-oriented, motivated self-starter with a high degree of initiative, comfortable working in a fast paced-environment and able handle multiple projects and timelines concurrently.
Responsibilities:
- Collaborate with the Director in identifying land with development potential to accommodate low rise apartment communities in specific geographies across Canada.
- Assisting the Director in mapping entitlement processes, environmental constraints, and all other elements potentially limiting the development of a parcel of land.
- Retaining and managing consultants to complete due diligence studies and assessments as part of the land purchase process.
- Assisting in the creation of development concepts.
- Assisting the Director and project team in drafting cost estimates and proforma development for potential developments.
- Working closely with the in-house construction management team to ensure constructability and all potential construction costs are factored into the project’s evolution.
- Retaining and managing consultant to complete all necessary studies, plans and assessments necessary to submit a development application.
- Responsible for the submission of development applications, engaging with City staff and ensuing the timely progression of the applications.
- Developing and managing productive and constructive relationships with municipal staff.
- Leading presentations on development proposals to Municipal Councils, general public, and others such as Design Review Committees.
- Manage and participate in community engagement and stakeholder processes as required.
- Travel throughout Canada as required.
- Coordinate with WestUrban building permit coordination staff to ensure all requirements and conditions (such as covenants, condition of rezoning) are integrated into the detailed design process.
- Additional responsibilities and duties may be required to successfully perform this role.
Skills and Knowledge:
- Project Management – the position requires excellent project management experience, managing consultants, budgets and processing invoices.
- Municipal Planning – the position requires experience working with or for municipal planning departments, ideally in the BC context.
- Understanding of provincial legislation, municipal bylaws and environmental constraints and how they shape the development potential of a property.
- Strong communication, negotiation, interpersonal and time management skills with the ability to function in a high volume, challenging environment.
- Strong organizational skills with the ability to manage numerous tasks and project concurrently.
- Strong attention to detail.
- Positive work ethic and team mentality
Qualifications
- Post-secondary education such as Architecture, Planning, Engineering or Construction supported with education in Real Estate or Urban Land Economics;
- Five (5+) years of experience working in land development, municipal planning and/or in multi-family residential development;
- Ideally, membership, or eligibility for membership, with PIBC.
